Deptford

Deptford for us represents an area with a lively community, great transport links, and a very inviting culture. Blessed with a high street that pretty much sells everything you need the area is located in South London and it is only a short walking distance from River Thames.

Situated near a variety of exciting landmarks such as the Deptford Dockyard, the area is currently in the process of further redevelopments by the Deptford Project for newer apartments, restorations and even a local market. Home to historic food joints such as AJ Goddard and Manzes the area also offers a dance center and numerous festivals such as Deptford X. Properties within the area also aplenty ranging from affordable Victorian terrace houses to impressive flats and even some semi-detached houses. All of course in great demand!

I have just sold my wonderful flat with Fish Need Water. I have been extremely grateful for the help and support from this small agency. I was previously under the assumption that estate agents were all the same only their commission varying. However I was wrong. This is a great company which is why I am taking the time to write this review. My flat had been on the market with a large agent and it wasn't selling. James who runs Fish Need Water, had made contact via mail shot and I wasn't sure how he would compare to the bigger agents, however my flat hadn't sold and I was willing to try someone different! I can honestly say James is an outstanding salesman who breaks the typical estate agent mould and really takes care of his clients. My flat had been recently redecorated but it was fairly empty and void of furnishings. This could have been the reason why it hadn't previously enticed a buyer. When my contract term with the big agent was nearly over, I met with James who immediately pointed out the flat was bare and soulless. I appreciated his honesty and once we had agreed to work together, he suggested I cancel the contract with the other agent, remove it from Rightmove and wait a few weeks. James is a Rightmove genius and an expert in marketing. I added many soft furnishings, pictures, luxury soaps, flowers, wine and books - all following James's advice, and my flat was transformed. James worked closely with the photographer and the photos turned out incredibly well and very arty, a different league to that of the previous agent. In fact James spent the afternoon moving and repositioning items to make the photos work. He even moved all the bins from the front of the house so the street shot looked neat and welcoming. I was impressed with his enthusiasm and attention to detail. Once my flat was up again on Rightmove it soon had an offer. All the preparation work had paid off. Through the whole process I only dealt with James and his legal assistant who both worked really hard to smooth out the legal bumps and usual stresses which often occur when selling in a chain. Working with such a small team meant I never got forgotten as I was only dealing directly with James. There were no mixed messages or missed information which can happen when you work with a sales team of two or three. I would certainly use Fish Need Water again and I have already recommended this company to two of my friends. Thank you James for everything, you are a master of your craft. Rachel Russell
Excellent service and communication throughout the process. James and Susie kept us in the loop at all times and were always there with any questions or concerns we had, I would recommend to others. Paul Ruskin
James Hall and Jack Barber both worked with me to sell my 1 bedroom flat and I\'m so glad they did! From the minute I met James I could tell he was passionate about property and actually cared about your sale. On the day of taking the marketing photos, James came over an hour beforehand to style my property and clear any clutter. So many people commented on how brilliant the photos were and how much it set my flat apart from others on the market. Jack is relatively new to the business but was also really passionate, persuasive and clearly knew his stuff. Above all his professionalism and care shone through. I\'ve already recommended them to two other people looking to sell. They sold my flat quickly in a really tough market (for London flats) and I\'m so glad I went with them. They put the big high street estate agents to shame... The sales progression team also worked hard and really put me at ease through some hairy moments as we neared exchange...big shout out to Susie for a stellar job! Ellie Smith

More about Deptford...

Anciently written as Depeord, the town of Deptford offers a very distinct and interesting history. Historically renowned for its Dockyard that was founded in 1513 by Henry VII, the area went onto serve as a royal naval base where ships were built and maintained from the sixteen hundreds on-wards. Deptford is also the home of London’s first railway that was built in 1836 from London to Greenwich. However the most significant detail in Deptford’s history for some is that pioneers of nursery education, Margaret and Rachel McMillian opened a nursery school in the area. A Nursery School that exist to this day.

Here at Fish Need Water Deptford provides us with a great mixture of properties. Located within the area is a number of affordable Victorian terrace houses, ranging between 2-4 bedrooms. Victorian terraces within Deptford are characteristic of elegant style and functional design. In addition to this Deptford also offers a variety of flats and apartments that are suitable for a range of budgets. The current redevelopments in Deptford, which are expected for completion by 2015, are going to add further value to the area by offering impressive apartments designed by renowned architects Roger Stirk Harbour + Partners. Deptford is truly an area for hot investment with all that’s bubbling in and around it.

Families are also well accommodated in Deptford as schools within the area are of great quality such as Tidemill Academy which is considered ‘outstanding’ by Ofsted! A well connected area situated in Zone 2, Deptford is only a 7 minutes train journey to London Bridge.

What to do in Deptford

Rightly described by The New York Times as a must visit destination while BBC London have proclaimed it as the ‘new Paris’ Deptford has in recent times started gaining quite a bit of popularity. For many the first destination to visit in Deptford is the High Street itself. The high street caters to all kind of taste from the chic Deli X to the all vegetarian/vegan orientated The Waiting Room. More traditional food can be found on the high street at the family run AJ Goddard, which has been serving a mean pie-and-mash since 1890! Unlike most areas Deptford has three markets which are well-known for serving up great food, clothing and of course everything vintage!

Deptford has a very rich culture; this is because the soul of south London is well and truly alive in the area, the Laban Dance center is a great example of this! The center is not only great on the eyes but it also has great regular exhibitions in music, art, dance and even research. The performing arts center The Albany is another location loved by visitors due to its great theatrical performances that involve actors and people from the local community. The center also offers a great cafe bar.

The nightlife in Deptford is another great attraction for residents and visitors alike. The local ‘dream pub’ for Weekendnotes is Amersham Arms, the designated location for great drinks, a laid-back atmosphere and ‘Happy Monday’s’ comedy night. Similarly The Dog and Bell is another great hangout.

Nevertheless if you find yourself needing some rest after all this exploring then head over to the great number of parks within the area such as Brookmill Park. However our personal favorite is Twinkle Park for its pure serene atmosphere.
