Our client Sue had owned her flat for a number of years, where it had been rented out.

Ealing Village is a charming and pretty Grade II-listed, Art Deco estate, designed in 1934 by R. Thomas and Partners. The estate was originally intended to appeal to actors and producers at nearby Ealing Studios and retains many of its original features, including private tennis courts, an outdoor residents’ pool, clubhouse and expansive and well-kept gardens.

Having carried out some research, it highlighted a few flats that had been on the market for some time and were not selling, due to both the more challenging market conditions and escalating service charge costs (that included heating and hot water).

My advice to Sue was to renovate her flat, so that her apartment stood out from the others.  The best properties always sell, even in more difficult markets.

The service I offered Sue was that I would prepare a design concept ideas sheet for her, to include a new kitchen, bathroom, Art-deco style feature wall, new floors, new colours and new built-in wardrobes in the master bedroom.

I would source the materials and fittings for the re-style.

I would organise a builder and project manage it.

I would send regular videos showing the progress of the work.

After the re-style was complete, I would sell the property for her.

The flat is now sold and the buyer moved in.

This project goes some way to proving that well designed property re-models can help you sell quickly, even in far more difficult property markets.
