Our client is based in the U.S and asked us to value her flat a while back.  Having been rented directly to Southwark Council, it was in a particularly sorry state and wasn’t going to appeal to very many.

In fact, I did suggest that the amount of work required would put many first-time buyers off (the core market for the property) and offers from those in the trade would be low.

Investors like to ‘flip’ properties.  That means they buy a property in need of renovation, carry out all the required works, and sell at an increased value.   Purchases are made based on financial decisions and offers are usually low.  Properties that need extensive updating attract these types of purchasers.

I suggested to our client that she allow me to project manage and oversee the refurbishment.  I don’t have any qualifications in interior design, however I have refurbished a few properties and projects and as an estate agent, I have a good idea of what the public want and what looks good.

Literally everything with the exception of the windows had to go.  There wasn’t anything worth keeping.  The first week was stripping everything out, and taking the property back to brick and original tiled floors.  Several skips worth of rubble was removed.

In just over 5 weeks, the property has been re-plastered, re-plumbed, had a new boiler installed, new skirtings fiited (including boxing in visible pipework), new LVT floors laid, a new complete and fully tiled bathroom, new kitchen (with integrated appliances), new carpets, new doors throughout, wallpapered and painted throughout from top to bottom.
