When you sell a property the marketing goal should always be to attract as many viewings from keen buyers as possible.

Open-days, or ‘blocked viewings’ should always be a goal to aim for.  Nothing else will prompt a buyer who likes the property to make an offer in the same way.

I showed you Mead Way in BR2 previously (the Art Deco house).  After holding an afternoon of back-to-back viewings, I received several offers and buyers were vocally panicked, repeatedly asking me ‘how may offers I’d had?’

The manner in which you hold viewings can positively affect the sale price and ought to be a part of your marketing plan.
