Our SUCCESSFUL Sale of Carre Mews in Camberwell SE5 Shows We’re Persistent in Sales and Have a Proven Approach
Fishneedwater received this Camberwell valuation enquiry back in October 2014, but initially we were unsuccessful as our vendor felt a “corporate agent” would have better chance of selling the property and a greater local presence, both of which really have little effect on achieving a sale in this modern internet era due to the success of Rightmove and Zoopla property portals. Our vendors initially decided to go on with Foxtons but Fishneedwater kept in touch with them every other week until their sole agency contract expired. Our client still wanted to go with what they felt were “bigger agents” with more presence and they went multiple agent with Daniels Cobbs, Wooster and a few others corporate high street agents.
Despite being on with all the big agents in Camberwell the property still wasn’t selling or getting the offers our client desired. This was down to some issues in the marketing approach used which includes; over valuing the property ( often a strategy used to win an instruction and tie the client into a long contract) and not giving the property the quality marketing / photos and description it deserved.
Fishneedwater continued to discuss with the vendor how their services differentiated us from other agents and aided the sale process. These include our Property Information Pack (PIP) and Virtual Property Tours which allow our buyers to view properties from the comfort of their own sofa or from a cosy seat in a pub. Video tours mean your property will get more people looking at it on the property portals such as Rightmove and Zoopla and the PIP gives all readers an online comprehensive booklet regarding any immediate local planning works as well as information about; schools, gyms, restaurants, DIY stores, Pubs and bars, shopping, places of worship, dentist, pharmacies and train stations etc… This really aids buyers when considering purchasing a property. Finally by putting a property on at offers in an excess of an attractive but realistic marketing price you attract more potential buyers / offers which should help the property sell for over the asking price.
In February 2015 our client gave us the opportunity to prove this strategy. With our innovative marketing we attracted a number of viewings. Within the first 10 days we received an offer which was accepted but the buyer’s chain below was looking wobbly and we thus decided to remarket the property in the hope of finding a new buyer. Again within a week of viewings we found a couple that loved the area and the property, and we arranged out of hour viewings with the vendor and buyers.
After an hour of walking up and down the property and responding to questions about Camberwell as a whole and where the BEST local Gastro pubs were, the buyers decided they loved the property’s bespoke design and the area it was situated in and wanted to make an offer as they saw the potential it had for their needs. This offer was accepted and we suggested as they were so keen that they put down a non-refundable deposit on the property to show their seriousness and to give the vendors peace at mind.
Within three months the property on Carre Mews had exchange and completed, and the buyers were the proud new owners of this property and our client had moved onto their new home.
