I have just sold my wonderful flat with Fish Need Water. I have been extremely grateful for the help and support from this small agency. I was previously under the assumption that estate agents were all the same only their commission varying. However I was wrong. This is a great company which is why I am taking the time to write this review. My flat had been on the market with a large agent and it wasn't selling. James who runs Fish Need Water, had made contact via mail shot and I wasn't sure how he would compare to the bigger agents, however my flat hadn't sold and I was willing to try someone different! I can honestly say James is an outstanding salesman who breaks the typical estate agent mould and really takes care of his clients. My flat had been recently redecorated but it was fairly empty and void of furnishings. This could have been the reason why it hadn't previously enticed a buyer. When my contract term with the big agent was nearly over, I met with James who immediately pointed out the flat was bare and soulless. I appreciated his honesty and once we had agreed to work together, he suggested I cancel the contract with the other agent, remove it from Rightmove and wait a few weeks. James is a Rightmove genius and an expert in marketing. I added many soft furnishings, pictures, luxury soaps, flowers, wine and books - all following James's advice, and my flat was transformed. James worked closely with the photographer and the photos turned out incredibly well and very arty, a different league to that of the previous agent. In fact James spent the afternoon moving and repositioning items to make the photos work. He even moved all the bins from the front of the house so the street shot looked neat and welcoming. I was impressed with his enthusiasm and attention to detail. Once my flat was up again on Rightmove it soon had an offer. All the preparation work had paid off. Through the whole process I only dealt with James and his legal assistant who both worked really hard to smooth out the legal bumps and usual stresses which often occur when selling in a chain. Working with such a small team meant I never got forgotten as I was only dealing directly with James. There were no mixed messages or missed information which can happen when you work with a sales team of two or three. I would certainly use Fish Need Water again and I have already recommended this company to two of my friends. Thank you James for everything, you are a master of your craft.

James Hall and Jack Barber both worked with me to sell my 1 bedroom flat and I\'m so glad they did! From the minute I met James I could tell he was passionate about property and actually cared about your sale. On the day of taking the marketing photos, James came over an hour beforehand to style my property and clear any clutter. So many people commented on how brilliant the photos were and how much it set my flat apart from others on the market. Jack is relatively new to the business but was also really passionate, persuasive and clearly knew his stuff. Above all his professionalism and care shone through. I\'ve already recommended them to two other people looking to sell. They sold my flat quickly in a really tough market (for London flats) and I\'m so glad I went with them. They put the big high street estate agents to shame... The sales progression team also worked hard and really put me at ease through some hairy moments as we neared exchange...big shout out to Susie for a stellar job!

James Hall our estate agent from fish need water was excellent. He was quite realistic about the market and what we could expecte to get. He helped us prepare our home to be photographed for the sale, and his advice was good. We managed to sell the house within 10 days, which enabled us to buy our dream home in North Wales. The support staff there were very good as well, and I would recommend using James to sell your house.

They were amazing from start to finish James was a brilliant agent both helping me purchase and also helping me seel - he sold where other larger agents (no names mentioned!) completely misjudged market and persistently tried to convince buyers that my 1 bed flat could be a 2 bed flat. James didnt come up with that sort of s%$t with potential buyers and of course it paid off. Susie the sales progressor really helped and to my mind filled an essential gap between myself and solicitiors and other people in the chain

We had concerns about going with an independent agent. (They're less well known. Have they got enough punters? Will they do a good job? Should we go with one of the big names?) But we are so glad we did. From the moment we met James for the valuation it felt different than the other “named” agents we were also talking to. His strategy for selling seemed more realistic than the others. His advice about how to stage the flat for selling felt logical, practical and in line with what we were thinking. His valuation was pragmatic and realistic. The photos he arranged were stunning. These are your usual grubby, bad lit photos with washing on display. The photographer took their time to get a significant number of shots showing our place and made it looked the best it could look. James was in attendance to ensure that they had the best shots they could get - and the results were worth it. We went to view properties and the agent showing us round said very little other than introducing which room we were looking at. When we let James into our property along with the prospective buyers his approach was completely different. We could hear him outline the positives of our flat and building and why that would work for the prospective buyer. We were very impressed and he certainly earned his fee. In the end we had an over asking price offer after 18 days of the flat being on the market. We were over the moon. James is supported by Jack who was great at communicating with us as to what was happening. From being cautious at going with these gents we cannot praise their professionalism and service enough. If you're worried about whether there's a risk with not going with one of the chain agents, then in our view there isn't. The fees were more competitive and the service felt more tailored and personal.

Originally I was on the market with an online agent, and I didn’t have a brilliant experience. When searching for local agents I came across a website Get Agent, where I could see and compare local agents and how they performed and was impressed by the data for Fish need water. I didn’t really know them, ironically as their office is close to my estate on Dog Kennel Hill.. James visited and had what I thought originally, some slightly odd ideas about how to capture interest. His reasoning was that I’d been on the market for some time already. Although dubious, I agreed to go with his suggestion to use a guide price approach as my first agent hadn’t managed any results at all. Jack who is James’s assistant was really communicative booking viewings, and we all collaborated via whatsapp, which I found convenient. He told me their circumstances when booking viewing, their budget, a little about what they were looking for and more importantly feedback after viewings with in an email or whatsapp message. It wasn’t an easy sell (and at the time there were a lot of flats on the estate on the market and available), and the guys did lots of viewings and a lot more than the first ‘bigger’ agent managed. Eventually they negotiated not twice, but three times with a buyer to get me an astonishing result. Unfortunately due to my personal circumstances, I had to reluctantly withdraw from the sale, however I have already messaged the guys to say I will definitely use them in the future when my plans change again because I’m really happy with how they worked and I knew they’d worked hard. James’ idea worked, to my surprise, and he’s passionate about what he does and was very, very accurate hen he valued my flat initially. He got the offer he said he would. If you want an untypical agent, who is down to earth, easy to communicate with even late into the evening or weekends, and who works hard for you, then I would definitely suggest you try James and Jack at fish need water.
